Foreclosure strikes lot at city’s auto mall

Hanford's foreclosure crisis has struck what could have been the latest addition to Hanford's auto mall, a partially built auto and commercial center off 12th Avenue, north of Highway 198.

The westernmost lot at Hanford Auto Mall was sold by Hanford Development to a Nevada-based firm in 2006, indicating its interest in bringing a new business to the mall.

But this month, the property has received a notice of foreclosure from lender Marc Lantzman, president of a San Diego-based private mortgage fund, according to the lender's foreclosure serving company.

Windemere Associates LLC of Las Vegas owed more than $1.17 million to Lantzman, the records show, and that's how much the property is going for at a public auction scheduled for March 11 at the front entrance of the Kings County Government Center.

It hasn't been confirmed what Windemere intended to build on the five-acre lot, just across the street from the existing College of the Sequoias building.

An attempt to reach Windemere officials wasn't successful this week. Lantzman declined comment this morning, citing the confidentiality of the matter.

Hanford city officials said they weren't aware of any plans for the property. Nothing had been officially or unofficially proposed for the site, said Cathy Cain, interim planning manager.

Hanford Auto Mall was touted at its 2007 opening with the potential to become the county's new one-stop center for car shopping.

And the lots are slowly but surely filling up.

First to open was Valley Toyota. Then came Serpa Hyundai.

A 90-room Holiday Inn Express -- a mid-priced hotel chain within the InterContinental Hotels Group family of brands -- is slated to be built on the lot just west of the Hyundai dealership. The hotel is expected to bring a restaurant as well as a meeting hall. The construction schedule is unknown.

Meanwhile, construction is well under way on an Arco gas station, car wash and a convenience store at the easternmost area of the auto mall.

" I would not go to this hospital for anything other than the common flu. If you need anything performed, I would go to Kaweah Delta Hospital in Visalia or any of the fine hospitals in Fresno. New hospital or whatnot, they are still run by the same corrupt people of Adventist Health. "

So, what the he double hockysticks is the Hanford planning comission doing letting a hotel be built next to a car mall? And just why do we have to have a darn auto mall at the busiest intersection in town? Are the id10t's trying to snarl traffic even more into one area? Cramming all the housing in ona area (northeast) off a farm road then putting all of everything else in the southwest is just stupid. Come on, lets get a 25 year plan going... "

" My bad. The comment was uploaded on the wrong article. But the same attitude remains. The whole area is going to be congested. Mall Drive is one of the smallest streets in Hanford. It will not handle the traffic created by the mall, the hospital, and the automall. One little fender bender over there and the traffic flow will be shut down. "

" Come on, people, get a clue before you start posting nonsense. The automall is located on Glendale, not Mall Drive and neither of those streets are the "busiest". There's still a lot of traffic in the area, but that's what that area is planned for. It's called growth.

Motels (not hotels--there is a difference) are allowed uses in the zone district where the automall is located. Therefore, the motel has a RIGHT to locate there.

Housing in Hanford is NOT all to the northeast. There are plenty of homes in the northwest and central part of town. There's also lots of housing in the southeast and southwest, although not as much as to the north.

Hanford's General Plan is good until 2030 and since it was last updated in 2002, it was for more than 25 years. "

I wonder though if the General Plan included placing a 500 bed secure facility - the proposed Criminal Re-Entry facility - next to our jail?

Talk about a traffic nightmare...amongst other concerns! "

Well let's see now Mall Drive and Glendale have not began to see a smidgen of the traffic they will in the future and poor ol' 12th Avenue the main artery to hell is overloaded as I type this little response to you. Anyone who traverses the 12th Avenue corridor and doesn't see a traffic problem is driving blindly through our streets. Like that is gonna kee shoppers out of Super Wal~mart and Target. If the downtown merchants truly want to be a success plan on being open after 5:00 p.m. and plan on providing the niche' that Super Wal~mart, Target and the other chain stores can't or won't supply. " Anyone who thinks that 12th Avenue was designed with the opinion it couldn't received too much growth, should drive the 12th Avenue corridor and realize it is reaching maximum and there is still a hospital to open, there is still a hotel to build and all of which will surely add to the congestion of 12th Avenue. Regardless of how busy Mall Drive and Glendale are currently the main artery feeding into these streets is stretched beyond it's limits. People are running red lights, they are pulling out in front of people without first looking, they are failing to observe rights of way and are down right rude in some instances. I don't care what you may feel about growth a choking arterial inlet/outlet will only devistate people and discourage business in these highly traveled areas of commerce. I see 12th Avenue as Fashion Faire thirty years ago and expansion to other areas is inevitable. That expansion may not necessarily be in the north or northeast but rather in the south and southwest were there is still ample property to be utilized to proper supply the relief valve to resolve this problem. "

" The "Planning Comission" pats itself on the back for this horendous traffic problem we call 12th Avenue. They brag about how they planned this development and all the good it has brought this community. Perhaps if they were charged for every fender bender, red light runner and time lost in traffic they might form a different opinion.

I would like to know now with a possible early entry facility coming and the hospital and hotel what plans are being made to dispense with the newly created traffic problems. Do we look at making Mall Drive a one way street to cut down on traffic both ways that would hardly make sense it would congest everything else on 12th Avenue and other streets nearby. Do we take part of the Mall space to widen all the streets concerned at what price to the taxpayer?
It's difficult to talk about progress to people when they are sitting still in traffic and not moving for fifteen minutes at a time. Does the Planning Commission still think this was such a greatly organized package they put together? Still think it more convenient to shop? "
